Reselling a timeshare is pretty tough!

The going rate for a timeshare advertisement is $1500 USD, per ad. This exorbitant fee will purchase you a teeny tiny little add on an already crowded website, with zero guarantee that they will be able to find you a buyer. The other resale option is to list the interval with a licensed real estate broker.

This helps to avoid the upfront fee, however, unless it is a 'premium' property, a broker will ask you to guarantee a minimum commission of around $1000 USD, even if they sell it for far less.

This common brokerage arrangements results in a double loss for the timeshare seller: first when you sell the timeshare for far less than you paid for it and second when you have to actually pay the broker's commission, even if they sell it for less than their own commission rate.

To make matters worse, if you somehow do find a willing buyer for your timeshare property, you now have to go through your timeshare company's secondary buyer screening process. Imagine that somehow you are able to actually find a buyer, you then pay closing costs in addition to any advertising fees or brokers fees you have already paid up front, only to find out that your timeshare company doesn't like your buyer.

Often a timeshare management company's secondary market screening requirements are more stringent than the requirements that they use on their own primary market sales. In other words, your timeshare company will happily accept any one who is willing to pay them directly for the timeshare unit, but if a buyer wants to pay you instead, suddenly the rules change and they will now require stellar credit history, tax records or other requirements that they don't normally require for their own sales.

In any of the above exit scenarios, you are stuck paying maintenance fees until the property sells to a buyer that your managing entity accepts.
